Minutes of Meeting
March 10, 2016
Board Meeting

The regular monthly business meeting of the Fairwood West Homeowners’ Association Board of Trustees was called to order at 7:00 pm on Thursday March 10th, 2016.  Trustees in attendance were Chris Hurless, Paul Buelow, Dave Sherman, Raymond Byrd, Christine Sylvia, Eileen Richards, and Brandy Bradford.    Also in attendance was Barb Simeona - Association Bookkeeper and one homeowner.

Any changes to the outside of your home must have
an approved architectural control form on file
prior to work being done on the home.

Renton Fire Department – No one present to report.

Molasses Creek/Park Pipeline – Chris reported that he, Brandy and Ray met with the King County Engineer last night.  They went over design and contract language. They hope to have more ironed out in the next week or two. There is a tentative meeting setup for a week and a half from now to meet and finalize language.  Once everything is in place a presentation will be made to the Board and then given to the attorney for review.

Homeowner Appeals – One homeowner was present to discuss a front porch and his past due balance.  He reported that he will be putting in his porch in the next 4-6 weeks and wondered if his plans approved in the past would still be approved.  Brandy noted that yes those plans are still approved. 

In regards to his outstanding balance he gave a proposal to the Board.  The Board asked that he return to the April 14th meeting and he will be given a decision. 

Community Events – Eileen reported that she contacted Republic and Waste Management regarding dumpsters for “Dumpster Days”.  We can either have the dumpsters during spring break at Lindbergh High School or another idea is to put the dumpsters in the cul-de-sac that Eileen lives in.  There is no school during spring break in April or over Memorial Day weekend in May.

Christine suggested it be one day from 9-3.

Eileen noted that they deliver the dumpster on a Friday and pickup on the following Monday.  She is afraid people will dump stuff next to the dumpster if it is full.

Eileen has the list of not acceptable items such as paint and other hazardous waste.

We need a flyer to go out, we need someone to supervise the dumpster and we need to figure out how to limit it to Fairwood West residents only.
Chris feels one day in 2 locations would work.

Eileen will create the flyer and Richard will check to see if the Boy Scouts can hand out the flyer.

The annual garage sale is June 24th – 26th.

Pride In Ownership – Nothing new to report until May.

Minutes of the Previous Meeting – A motion was made seconded and approved to accept the February meeting minutes as amended.

Under “community events” add the word “year” after the word “this”.  Also add a , after the word “discussion”.

Under “common properties” add the word “unauthorized” before the word “signs”.

Financial Report – The monthly financial report was accepted as presented. 

Treasurer’s Report – Ray reported he will be doing the annual tax return by the May 2016 deadline.

Architectural Control Report – Several requests were approved and will be forwarded to Barb for the HOA files.

Common Properties Report – Chris reported that he will be sending the current landscaping company notice.

There was discussion regarding the trees in the park.  Paul got a quote that was reviewed.  Brandy has another one that she will send out to the Board for review.

All will be discussed at the next Board meeting.

Covenant Enforcement – All homes in violation were reviewed. 

Unfinished Business – See the outstanding action items below.

New Business

Dave reported that there are 49 “known” rentals in the HOA at this time.  The limit is 58.  He showed the Board a map of where the “known” rentals are located and where there are two entire sections of no rentals at all.  This seems strange and so he will be asking some people that live in those areas.

Please remind your neighbors to remove their holiday lights!

Ray will have the landscaping clean up company start up again in April.

The meeting adjourned at 8:40 pm.

The next two meetings of the Fairwood West Homeowners’ Association will be the held on Thursday April 14th and Thursday May 12th both at 7 pm.  These meetings are in the portable building at the Nativity Lutheran Church, 17707 140th SE.
